The goal of the management fee structure is for it to be simple, standard, up front and easy to understand! No rent based percentages, no sliding scale.
1. PPM Services will charge 50% (1/2) of one month’s rent for locating a new tenant. Included in this “tenant locator fee” are all the advertising costs, property signage, credit checking, interviewing pre-screening, showing the rental unit, employment verification, personal reference checking, etc. -- we do all the stuff that drives you nuts!
2. For arranging and overseeing repairs, alterations, renovations and or property improvements, the contractor’s costs will be billed back to “the client” upon a net basis for items or activities incurring expenses up to $1,500.
3. For major projects over $1,500 for which the property owner requires multiple quotes and or tendering to a number of contractors/suppliers and oversight (i.e.: project management) of an undertaking, a surcharge of +10% is added to total cost. (If there is a builder warranty involved this fee will not apply.)
4. Each of the following inspections is available for $200 plus the costs of any work being done (i.e.: installing new smoke detectors, caulking tubs and etc). These inspections are designed to provide scheduled preventative maintenance and; in the case of a new property, establish a point of reference for future comparisons. These inspections will also help comply with the Fire Marshall’s smoke and carbon monoxide detector requirements as well as HUD (Section 8). They will also provide ongoing repair recommendations and monitoring of any damage above and beyond normal wear and tear. They are not meant to compete with those reports conducted by certified or licensed Home Inspectors.
All of these inspection reports, are complete with pictures, and will be made available to you via our website. You will be given a secure login password. Once logged in you may view your reports and pictures or select to download them into your computer. Over time you will be able to compare the condition of the property with previous inspection reports filed on line. Allowing for documenting deficiencies / discrepancies over a period of time.
5. Other “Special Services” (long distance calls, couriers, NSF charges, and all that other bothersome stuff) maybe billed to the property owner at net billing cost!
